What's changing with UAD 3.6

- Sep 8, 2025Limited production begins
- Jan 26, 2026Broad production — lenders may submit UAD 2.6 or 3.6
- Nov 2, 2026UAD 3.6 mandatory for new submissions
- May 3, 2027UAD 2.6 fully retired (revisions only until then)
One report, not many forms
The redesigned Uniform Residential Appraisal Report (URAR) replaces the legacy form set and adapts its sections to the property type and assignment.
Far more detail
Room-level information, component-by-component update status, energy-efficiency features, and disaster-mitigation characteristics are now captured as data.
Ratings, split and refined
Quality and condition ratings carry updated definitions and are reported separately for the interior and exterior of the home.
Measured square footage
Expectations for how gross living area is measured and reported are more formal — tax records and builder plans carry even less weight.
New terminology
Familiar labels and definitions have changed. Knowing the new vocabulary makes the new report much easier to read.
What it means for you
Better listing data, complete property details, and an appraiser's package matter more than ever. Bring your questions.
